A YANCHEP childcare centre with a long lease is being auctioned on Wednesday, December 13.
Selling agent Natalie Couper from Burgess Rawson said the purpose-built Morwell St property was managed by ASX-listed Think Childcare on a desirable 20 + 10 + 10-year lease to 2057.
On a 2071sqm block the property is expected to attract significant interest at the auction, which will be held in Melbourne.
Ms Couper said the property was a brand new purpose-built facility licensed for 96 places and was the perfect mix for investors looking to expend their childcare portfolio.
“In addition to the attractive lease terms, the centre’s strategic location next to a new $57 million high school ensures this asset will play a key role in the ongoing education journey of the local community,’’ she said.

She said the net income for the Yanchep property was $280,000 a year with annual rent increases to CPI + 1 per cent in place.
“The tenant pays all usual outgoings including land tax.’’
