Three Wanneroo suburbs make Top 10 for house price growth

THREE City of Wanneroo suburbs made the Top 10 for median house price growth in the 2024-25 financial year.

The latest Real Estate Institute of Western Australia (REIWA) data has Madeley in eighth place, Darch ninth and Ridgewood claiming the 10th spot.

During the past year Madeley’s median sale price increased 29.2 per cent to $932,500, Darch’s median sale price increased 28.8 per cent to $1 million and Ridgewood’s median sale price increased 28.5 per cent to $715,000.

The annual median selling days for houses in Madeley was 13 days, Darch 15 days and Ridgewood nine days.

REIWA said houses did not perform as well as units in Perth for median sale price growth in 2024-25, with the median unit sale price increasing 20 per cent to $540,000 over the financial year.

The median house sale price rose 16.4 per cent to $786,000.

By comparison, the median house sale price rose 20.5 per cent in 2023-24 while the median unit sale price increased 12.5 per cent.

REIWA president Suzanne Brown said the change was due to the increasing demand for units.

“House prices have been rising strongly for some time, while growth in the unit market has lagged,” she said.

“Price-sensitive buyers have been looking to the unit market, which includes villas, townhouses, home units and apartments, for a more affordable alternative to houses.

“As a result, we’ve seen the rate of price growth increase and exceed the rate of growth for houses over the past few months.”

Perth’s median house sale price annual growth peaked at 25.0 per cent in December 2024, while median unit sale price annual growth reached 22.9 per cent in January 2025.
